W2 Transcript Only Loan Program

Our W2 transcript-only program is now available for borrowers with a FICO score of 640 or higher (down to 580 by exception). Designed for wage earners only, this program is accepted for FHA, VA, and Conventional Loans.

Due to the challenges unreimbursed employee expenses can cause in qualifying for financing, this program eliminates the need for tax returns—helping borrowers avoid deductions that could otherwise reduce loan eligibility.

Program Highlights:

  • Minimum Credit Score: 640 (580 by exception)

  • Not eligible: Borrowers employed in the construction industry

  • No additional rental properties allowed on the loan

  • All borrowers must be W2 employees

  • 1099 income not accepted

  • No commission-based or self-employed borrowers

Additional Features:

  • FHA and VA options available for scores as low as 580

  • Down Payment Assistance programs allowed

  • Manual Underwrites to 580 on both FHA and VA

  • Maximum DTI up to 40/50 with two compensating factors (per Mortgagee Letter 14-02)
